Registration & Liability Waiver
Equilibrium Spa is a separate, registration-based wellness facility operated by City Properties Real Estate Group LLC. It is not part of your lease. Membership is complimentary for residents, and each adult registers individually.
Before you sign
- One registration per adult. Open to residents 18 and older of City Gardens, Slate House, and City Sunrise.
- See your doctor first. Get medical clearance before your first sauna, cold plunge, or red light session.
- Read the Rules & Regulations below. By signing the waiver, you confirm you have received and read them.
- Then schedule orientation. After you submit, email residentservices@fullcirclevt.com to set up your safety orientation. You’ll receive your key fob there.
Welcome to Equilibrium Spa — a premier wellness facility available to registered tenants of select City Properties Real Estate Group buildings. Equilibrium Spa is operated as a separate entity from the building and is not a standard leasehold amenity; access requires separate registration with Equilibrium Spa and completion of mandatory safety training. The spa features a premium sauna, cold plunge pool, red light therapy area, and a dedicated relaxation area. All use of these facilities is subject to the rules and regulations outlined in this document.
All tenants must read and acknowledge these Rules & Regulations, complete mandatory safety training, and sign the Equilibrium Spa Liability Waiver before using any spa facilities. Failure to comply with these rules may result in suspension or permanent revocation of spa access privileges.
SECTION 1 — ELIGIBILITY & ACCESS
- Spa access is a privilege available exclusively to current tenants of City Properties Real Estate Group buildings in good standing (i.e., current on rent and not in violation of their lease).
- Access is granted on a per-tenant basis. Each adult occupant on the lease must individually complete mandatory training and sign a separate Liability Waiver before using spa facilities. Individuals under the age of 18 are strictly prohibited from using Equilibrium Spa facilities under any circumstances, with no exceptions.
- Tenants may not share, lend, or transfer their spa access credentials or access fobs to any other person.
- Guests are NOT permitted in Equilibrium Spa. The spa is a tenant-only facility. Any violation may result in immediate suspension of access for the responsible tenant.
- Tenants who vacate their unit or whose lease terminates will have spa access revoked immediately.
- City Properties Real Estate Group reserves the right to suspend or revoke spa access at any time for non-compliance with these rules, disruptive behavior, or any other reason deemed necessary for the safety and well-being of the community.
SECTION 2 — MANDATORY TRAINING
No tenant may use Equilibrium Spa facilities without completing the required orientation and safety training. This is a non-negotiable requirement.
Training Requirements:
- All tenants must attend a Spa Safety Orientation session hosted by City Properties Real Estate Group before their first use of the spa. Sessions are scheduled by property management and offered upon request.
- Prior to using the sauna or cold plunge for the first time, all tenants are REQUIRED to consult with a licensed physician and obtain medical clearance. It is each tenant's sole responsibility to verify with their doctor that these facilities are safe and appropriate for their individual health situation. City Properties Real Estate Group does not provide medical advice and cannot assess individual fitness for use.
- Orientation covers the following topics:
- Proper use, temperature ranges, and time limits for the sauna, cold plunge, and red light therapy area
- Safe entry, exit, and maximum duration guidelines for the cold plunge pool
- Emergency procedures and location of the first aid kit (located in the bathroom)
- Contraindications and health warnings
- Cleanliness standards and hygiene protocols
- Spa rules and consequences for violations
- Tenants must sign a Training Acknowledgment Form upon completion of orientation.
- Refresher training may be required at management's discretion or following a policy update.
- Tenants who permit unauthorized persons to access the spa, or who share safety information to bypass training requirements, will have access privileges revoked.
SECTION 3 — HOURS OF OPERATION
- Equilibrium Spa is open to tenants during designated hours only. Hours are posted at the spa entrance and may be updated seasonally by property management.
- Weekday Hours: 5:00 AM – 9:00 AM and 3:00 PM – 10:00 PM | Weekend Hours: 5:00 AM – 10:00 PM. Hours are subject to change with 7-day notice.
- The spa may be temporarily closed for maintenance, deep cleaning, or special circumstances. Advance notice will be provided when possible. City Properties Real Estate Group is not responsible for any inconvenience caused by temporary closures.
- Tenants remaining in the spa after closing time may have their access privileges suspended.
SECTION 4 — SAUNA RULES
Sauna temperatures range from 150–185°F (65–85°C). Limit initial sessions to 10–15 minutes. Never use the sauna alone if you have a medical condition.
- Maximum recommended session length: 15 minutes for first-time users; up to 20 minutes for experienced users. A mandatory cool-down period of at least 5 minutes is required between sessions.
- Always enter and exit the sauna slowly. Sudden temperature changes can cause dizziness or fainting.
- Sit or lie on a clean personal towel at all times. Do not sit directly on wooden benches without a towel.
- No water, food, beverages, or glass containers are permitted in the sauna. A sealed water bottle may be kept immediately outside the sauna door.
- Do not pour excessive water on the sauna rocks without prior guidance from staff. Follow posted instructions for steam generation.
- Do not use the sauna if you are feeling unwell, have consumed alcohol or recreational drugs, or are taking medications that affect thermoregulation.
- Electronic devices (phones, tablets, earbuds) may be used in the sauna only at the user's own risk. City Properties Real Estate Group is not responsible for damage to personal electronics.
- Do not exercise intensely, shave, or apply personal care products (lotions, oils, perfumes) inside the sauna.
- If you feel dizzy, nauseous, or unwell at any time, exit the sauna immediately, sit in the relaxation area, hydrate, and seek assistance if needed.
- SHOWER REQUIRED: All users must shower before using the sauna. Do not enter the sauna with heavy lotions, oils, or personal care products that may off-gas in the heat or contaminate shared surfaces.
- TOWEL REQUIRED IN SAUNA: All users must sit on a clean personal towel at all times in the sauna. Do not allow bare skin to contact the wooden benches directly.
- Do not block or cover the sauna's ventilation openings.
- HEATER BURN HAZARD: Do NOT touch the sauna heater during or immediately after operation — the heater surface is extremely hot and contact will cause severe burns. Keep all body parts, hair, and clothing on the safe side of the heater guard rail at all times.
- FIRE HAZARD: Do NOT hang towels above the heater, drape towels over the heater, or place any combustible materials on or near the heating elements. Only use rocks supplied with the heater on the heating elements. Never pour chlorinated or spa-treated water onto the heater.
- FIRE HAZARD — EXIT IMMEDIATELY: IMMEDIATELY EXIT the sauna if the interior walls or ceiling show unusual discoloration or darkening in color. This may indicate a fire or structural heat hazard. Do not re-enter until the cause has been investigated and cleared by property management.
- Do not roughhouse, exercise vigorously, or engage in horseplay inside the sauna. Strenuous exertion in extreme heat significantly increases the risk of hyperthermia, fainting, and injury.
- MEDICAL CONDITIONS — SAUNA: Persons with heart disease, high or low blood pressure, circulatory problems, or diabetes must consult a physician before using the sauna. These conditions significantly increase the risk of cardiovascular events in extreme heat.
Sauna Access — First Come, First Served & Private Reservation:
- Access to the sauna is available on a first-come, first-served basis. There are no advance reservations.
- If you are the first tenant to arrive and the sauna is unoccupied, you may choose to use the sauna privately for a period of up to 15 minutes. To indicate a private session, activate the posted 'Private Session' indicator at the sauna entrance before entering.
- After 15 minutes, or upon the arrival of another tenant wishing to use the sauna, the private session ends. You are expected to either welcome the other tenant in or exit promptly and courteously.
- Private sauna sessions cannot be extended, renewed consecutively, or transferred to another person.
- If the sauna is already occupied with a private session when you arrive, you must wait for the current session to conclude before entering. Do not enter an occupied sauna during a posted private session.
SECTION 5 — COLD PLUNGE POOL RULES
Cold plunge water temperatures are maintained at 35–45°F (2–7°C). Cold water immersion can trigger a cold shock response, hyperventilation, and cardiac events. Limit first-time immersions to 30–60 seconds.
- First-time users should limit immersion to 30–60 seconds. Experienced users should not exceed 3–5 minutes per session.
- Enter the cold plunge slowly and deliberately. Do not jump or dive into the pool.
- Never use the cold plunge alone if you have a cardiovascular condition, Raynaud's disease, or any condition affecting circulation.
- Exit immediately if you experience chest pain, difficulty breathing, severe shivering, numbness in extremities, or confusion.
- Shower or towel dry completely before entering the cold plunge pool. Do not enter with lotions, oils, hair products, or any topical substances.
- No food, beverages, or glass containers are permitted in or immediately adjacent to the cold plunge pool.
- Proper swimwear is required. No underwear, street clothing, or cotton garments permitted in the pool.
- TWO-TOWEL RULE: Place one towel flat on the floor immediately beside the cold plunge before entering, so that when you exit you step directly onto your own towel. Bring a second, separate towel for drying off. Two towels are required for every cold plunge session.
- NO NUDITY: No nudity is permitted at any time. All spa users must be clothed in proper swimwear or covered by a personal towel whenever they are in or moving through the spa facility.
- Do not urinate in or contaminate the cold plunge pool in any way. Violations will result in permanent spa access revocation.
- The cold plunge pool is cleaned and sanitized on a regular schedule. Tenants should report any unusual odor, discoloration, or debris to management immediately.
- Do not adjust, tamper with, or modify the cold plunge temperature controls or filtration equipment.
- HYPOTHERMIA WARNING: Prolonged immersion in cold water can cause HYPOTHERMIA — a dangerous and potentially fatal condition in which internal body temperature drops below normal (98.6°F / 37°C). Symptoms include: slow or shallow breathing, slurred speech or mumbling, uncontrollable shivering, weak pulse, drowsiness, clumsiness, confusion, and unconsciousness. If you or anyone else exhibits these symptoms, EXIT IMMEDIATELY, warm the person, and call 911.
- MEDICATION WARNING — DO NOT USE: Persons taking medications that induce drowsiness — including tranquilizers, antihistamines, and anticoagulants — must NOT use the cold plunge. These medications significantly increase the risk of unconsciousness and drowning.
- MEDICAL CONDITIONS — COLD PLUNGE: Persons with obesity, heart disease, high or low blood pressure, circulatory system problems, or diabetes must consult a physician before using the cold plunge. Cold immersion places significant stress on the cardiovascular system.
- INFECTIOUS DISEASE: Do NOT use the cold plunge if you have an infectious disease. Persons with active skin infections, open wounds, or contagious conditions are prohibited from entering the cold plunge pool.
- ENTANGLEMENT HAZARD: Keep loose clothing, long hair, and jewelry away from the cold plunge jets and filtration fittings — entanglement with rotating components can cause serious injury. Do NOT sit in or near the filter compartment area.
SECTION 5A — RED LIGHT THERAPY RULES
Red light therapy uses 660nm and 850nm wavelengths of light. Sessions should be 5–15 minutes. Do not look directly at the LED panels. Consult a physician if you are pregnant, have cancerous lesions, or take photosensitizing medications.
- SESSION TIME & DISTANCE: Recommended session lengths: 5 minutes at 18 inches for skin/surface treatments; 10–15 minutes at 6–12 inches for deeper tissue treatments. Do not exceed recommended session times. Maximum frequency: no more than twice daily (morning and evening), spaced apart.
- EYE SAFETY: Do NOT look directly at the LED panels during operation. Near-infrared light (850nm) is invisible to the naked eye but is still present. While eye protection is not required, avoid staring into the LEDs. If you experience eye discomfort, look away immediately.
- MEDICATION INTERACTIONS — DO NOT USE: Do NOT use the red light therapy device if you are taking photosensitizing medications, including but not limited to: Tetracycline, Digoxin, Retin-A, topical corticosteroids, certain antihistamines, or other drugs known to cause light sensitivity, unless you have received written physician clearance.
- SKIN BURN HAZARD: Do NOT use the red light therapy device in combination with liniments, salves, ointments, balms, or any topical product containing heat-producing ingredients. This can result in serious skin burns.
- CONSULT PHYSICIAN BEFORE USE: Pregnant individuals, persons with suspicious or cancerous skin lesions, and persons who have recently received a steroid injection or used topical steroids must consult a physician before using the red light therapy device.
- WATER & ELECTRICITY HAZARD: Do NOT apply the device to wet or damp skin. Do not touch the device or its electrical components with wet hands. Keep the device away from water and all liquids.
- Children under 18 are strictly prohibited from using the red light therapy device. The device must not be used by sleeping persons.
- EQUIPMENT SAFETY: Do not modify, repair, or attempt to service the red light therapy device. If the device appears damaged — cracked housing, frayed cord, unusual odor, or failure to operate correctly — do not use it. Report it to property management immediately.
- If you experience any discomfort, skin irritation, unusual warmth, or adverse reaction during or after a red light therapy session, discontinue use immediately and consult your healthcare provider.
SECTION 6 — RELAXATION AREA RULES
- The relaxation area is a quiet, restorative space. Conversations should be kept at a low volume. Loud talking, music without headphones, or disruptive behavior is not permitted.
- Tenants may use the relaxation area before, between, or after sauna and cold plunge sessions to rest and recover.
- Sealed, non-glass beverages (water, herbal tea) are permitted in the relaxation area. No food, alcohol, or glass containers are allowed.
- Tenants must place a clean towel on all seating surfaces before use.
- Do not sleep or remain in the relaxation area for more than 30 consecutive minutes if others are waiting.
- Phones may be used in the relaxation area in silent or vibrate mode only. No speakerphone calls.
SECTION 7 — HYGIENE & CLEANLINESS STANDARDS
Maintaining a clean, safe, and hygienic environment is a shared responsibility. All tenants are expected to uphold the following standards:
Before Entering Any Facility:
- Shower with soap and water before entering the cold plunge pool or sauna.
- Remove all makeup, lotions, deodorant, and personal care products that may contaminate shared water or surfaces.
- Do not enter with open cuts, wounds, skin infections, active rashes, or contagious conditions.
During Use:
- Always sit or lie on a clean, personal-use towel on all sauna benches and relaxation seating.
- TOWEL REQUIRED ON FURNITURE: When using any relaxation area furniture — including loungers, chairs, or benches — place a clean personal towel beneath you at all times. You must be clean and dry before sitting or lying on shared seating.
- Do not spit, blow your nose, or expel bodily fluids in or near any facility.
- Do not share towels, personal items, or products with other tenants.
After Use:
- Wipe down all surfaces you have used with sanitizing wipes or spray and paper towels.
- Return all towels to designated towel drop bins. Do not leave used towels on benches or floors.
- Report any spills, bodily fluid accidents, or cleanliness issues to management immediately.
- Dispose of all waste (water bottles, packaging, etc.) in designated bins.
City Properties Real Estate Group will conduct regular professional cleaning and sanitation of all spa facilities. Tenant-reported hygiene violations will be addressed promptly.
SECTION 8 — PROHIBITED CONDUCT
The following are strictly prohibited and may result in immediate, permanent revocation of spa access:
- Using spa facilities without completing mandatory training and signing the Liability Waiver.
- Allowing unauthorized individuals (non-tenants, untrained tenants, or guests) to access the spa.
- Use of alcohol, recreational drugs, or any substance that impairs judgment or coordination within or immediately before using the spa.
- Sexual activity, nudity, or any form of harassment or intimidation toward other tenants.
- Photography, video, or audio recording of other tenants within the spa without express written consent.
- Vandalism, tampering with equipment, or deliberately damaging spa property.
- Using the spa while exhibiting signs of illness (fever, vomiting, active infection, contagious conditions).
- Allowing any individual under the age of 18 into Equilibrium Spa for any reason, at any time. There are no exceptions to this rule. Any tenant who brings a minor into the spa will have their access privileges immediately and permanently revoked.
- Bringing pets, bicycles, or recreational equipment into the spa.
- Smoking, vaping, or use of any tobacco or cannabis products within or within 25 feet of the spa entrance.
SECTION 9 — EQUIPMENT MAINTENANCE & AVAILABILITY
Equilibrium Spa facilities — including the sauna, cold plunge pool, red light therapy area, and relaxation area — require regular maintenance, cleaning, and occasional repairs to ensure safety and performance standards.
- City Properties Real Estate Group reserves the right to take any spa equipment or facility out of service at any time, for any duration, without advance notice or explanation. This includes but is not limited to the sauna, cold plunge pool, HVAC systems, filtration equipment, and relaxation area furnishings.
- Equipment downtime may occur for scheduled preventive maintenance, emergency repairs, equipment upgrades, safety inspections, or any other reason at management's sole discretion.
- The length of any maintenance or repair period is at the discretion of City Properties Real Estate Group and is not guaranteed or disclosed in advance. Tenants have no right to a specific timeline for the return of any equipment to service.
- No rent reduction, credit, refund, or other compensation is owed to tenants during any period when spa equipment or facilities are out of service, regardless of the duration.
- Tenants must not use any equipment or area that is marked as out of service, closed for maintenance, or otherwise restricted, regardless of its apparent condition. Violation of this rule may result in suspension of spa access.
- Tenants who notice equipment malfunctions, safety hazards, or maintenance needs are encouraged to report them to property management promptly.
SECTION 10 — EMERGENCY PROCEDURES
In case of a medical emergency:
- Call 911 immediately.
- Locate the first aid kit in the bathroom and administer first aid as needed until emergency services arrive.
- Contact property management at: (802) 864-5200.
- The first aid kit is located in the bathroom.
- Do not move an injured or unconscious person unless they are in immediate danger.
- Clear the area so that emergency responders can access the person.
All tenants are strongly encouraged to familiarize themselves with emergency equipment locations during their required spa orientation.
SECTION 11 — LIABILITY & PERSONAL PROPERTY
- City Properties Real Estate Group is not responsible for any loss, theft, or damage to personal belongings brought into the spa.
- Tenants use all spa facilities at their own risk. City Properties Real Estate Group does not guarantee the safety or suitability of the spa for any individual tenant's health condition.
- Tenants are financially responsible for any damage they cause to spa property or equipment.
- Insurance coverage for personal injury or property loss while using the spa is the sole responsibility of the tenant.
SECTION 12 — ENFORCEMENT & CONSEQUENCES
City Properties Real Estate Group reserves the right to enforce these rules at any time. Violations may result in the following actions, depending on severity:

| Egregious or Criminal Conduct | Immediate permanent revocation; possible lease termination and/or law enforcement referral. |
Nothing in these rules shall be construed to limit the remedies available to City Properties Real Estate Group under applicable Vermont law or the terms of any lease agreement.
SECTION 13 — POLICY UPDATES & CONTACT
- City Properties Real Estate Group reserves the right to amend, modify, or supplement these rules at any time. Tenants will be notified of material changes with a minimum of 7 days' notice.
- Questions, concerns, maintenance reports, or complaints related to Equilibrium Spa should be directed to property management.
- To report a non-emergency issue or request spa orientation scheduling, contact: residentservices@fullcirclevt.com or (802) 864-5200.
CARE FOR YOUR SPA: Equilibrium Spa remains available to registered members because members treat it as their own. Please keep the space clean, report any issues immediately, and leave the facilities in the same — or better — condition than you found them. This facility continues to be available only as long as members collectively take care of it.
